20 Commerce Way is the ideal location for Newport Materials’ clean, efficient, “Next Generation” asphalt production facility. Adjacent to an active granite quarry, the site is zoned Industrial A (IA), and offers the convenience of receiving aggregate materials directly from a local source, the granite quarry next door. Our facility will be situated on just over 4 acres (striped area in image below) of the 117 acre parcel.

Completely Buffered
20 Commerce Way is surrounded by man-made and natural sound and view buffers, including Rt. 3, Rt. 40, the granite quarry, and wooded acreage. These significant buffers mitigate sound from the facility and prevent any increase in ambient decibel levels during operational hours at the property boundaries of residential abutters.
Easy Access means Less Traffic
The site is located less than a 1/3 of a mile from Route 3, allowing trucks quick and easy access to the facility. Trucks will enter and exit the area from Exit 33 (Route 3), and will be restricted from turning right to travel west of Newport Materials’ entrance towards town on Rt. 40 (except for local deliveries). A majority of materials will come directly from the quarry, further reducing the number of trucks traveling on town roadways. The site was recently used as the staging ground for Modern Continental Construction during the Rt. 3 Transortation Improvement Project.
